"St. George 55+ communities" and "is St. George a good place to retire" are among the most common searches about Southern Utah. Here's what to know before you start touring.

Retirees already call this home

31.9% of Ivins residents and 21.8% of St. George residents are 65 or older (Census QuickFacts). The county's 65+ share is 22.4%.

What "55+" actually means

Under the federal Housing for Older Persons Act, a community can legally restrict ages if at least 80% of occupied units have at least one resident 55 or older, and it publishes and follows policies showing that intent (U.S. Department of Justice, Fair Housing Act). Each community sets its own rules on younger residents, guests and rentals, so read the CC&Rs.

An example: SunRiver St. George

SunRiver St. George describes itself as a 55+ active adult community with a 35,000+ sq. ft. community center, an 18-hole golf course, a restaurant and more than 60 clubs and social groups (SunRiver). There are other age-restricted neighborhoods around the county, and new ones are being planned; ask me for a current list that matches your budget.

Prefer all ages?

Many retirees choose neighborhoods without age limits, like Kayenta in Ivins or homes near Snow Canyon, for the trails, arts and quiet. Compare options on the Ivins homes page.

Questions to ask any HOA

Stay active

Pickleball leagues, markets, lectures and races show up on the events calendar every week. Utah residents 65+ pay $10 per vehicle at Snow Canyon State Park (Utah State Parks).
